Ohlone College Development 2014 Lease, 43600 Mission Blvd.


1/14/15: Carmel Partners has pulled out of the project.

Board accepted the Carmel Partners' bid on April 16th.
It will next go to the City as a development application.

The Ohlone College Board posted a Request for Bids for development of its surplus frontage property on Mission Blvd.

Two bids were formally received on April 9th. One from Clark Realty and one from Carmel Partners. There was an oral amendment to the Carmel Partners' bid to include a one time payment of additional rent. The college's attorney asked that they send him the amendment in writing.

Both bids met the terms of the Request for Bids. The bids were reviewed at a special Board meeting on April 16th.

  • This will be a Mixed use development of at 314 housing units and no less than 25,000 sq. ft. of retail space.
  • This will be market-rate apartments and is not student housing.
  • 3 parcels totaling 15 acres on Mission Blvd between Anza St and Pine St in the MSJ Community Plan Area.
  • This will be a 60-year lease with a possible 30-year extension.
  • The Lessee will be subject to the City's "land use/planning, zoning, environmental and building approvals," as well as affordable housing requirements.
  • Preservation of the Olive trees is required.
  • This is not yet a City of Fremont Development Application.

    The Ohlone College Board meets the second Wednesday of every month. The public is welcome to attend and voice their concerns.
